What to expect and what items and documents are needed in order to complete a full Mortgage application
Once you have an accepted purchase offer, and you have given your agent the good faith deposit in order to open escrow, the next main step is to begin the loan application process. Most purchase contracts give you about 17 days after acceptance to get a formal loan approval, so time is of the essence. To help expedite a mortgage loan application process I have a list of required items that the lender will need and your mortgage lender will ask for to help expedite the loan application efficiently as possible.
Assuming you have already been pre-approved for a mortgage (supplied the basic income and credit information previously in order to validate that you can afford and be in a credit position to purchase a home), here are the items required:
Last 2 years Tax Returns
Last 2 years W2's for all employed borrowers
2 recent pay stubs
2 recent bank statements (all pages even if it states "blank")
past 2 years landlord information and rental history
drivers license and social security card
explanation for any derogatory credit or previous bankruptcy (if needed)
signed loan application and disclosures (will be given to you by the mortgage lender)
appraisal fee (paid at time of inspection)
Home inspection fee (also paid for at time of inspection)
copy of a DD214 discharge military certificate, (if going VA purchase) honorably discharged Vet.
Once you have gathered these items, you will be one step ahead in completing the loan application process once you are ready to proceed with the Mortgage request.
